- Additionnal rules 1. Guests must not exceed the number in the reservation (8 Adults) 2. Please remove shoes upon entering to avoid dirty and mud entering the home. 3. Please leave the property as found during check-in (furniture & items where found). Any furniture and items that are out of place (beyond linens and bedding (blankets etc) will incur additional cleaning fees. 4. All garbage needs to be taken away to the dump designated area. Should you want to leave the garbage, we charge $20/bag + HST. 5. Make sure all outdoor fires (bonfire & sauna) are finished prior to leaving the property. 6. Please leave the dishwasher running prior to leaving and wash the dishes. 7. Our property is meant for residential use only. Hosting parties or events that exceed the maximum occupancy is strictly prohibited unless otherwise arranged. 8. When using the hot tub make sure you close the lid and turn off the jets and lights when finished. Please no glass use near the hot tub or food. Any stays that require a full dump and flush of the hot tub due to excessive bodily fluids, feces, broken glass or misuse will be charged a fee of $500. 9. When using the sauna do not step in with any kind of outdoor shoes, barefeet only please. 10. Absolutely no smoking at the property. Any odour, cigarette butts, or cannabis materials left at the property will incur a $1000 fee.
Cancellation Policy
- If the booking is canceled less than twenty-four (24) hours after the booking is made the Guest is refunded all monies unless the booking is within seven (7) days. If the booking is canceled more than 60 days before the booking date, the Guest is eligible to get a 100% refund less a 4% of the total reservation admin fee. If the booking is cancelled less than sixty (60) days, more than thirty (30) days before the booking date, the Guest is eligible to a 50% refund less a 4% of the total reservation admin fee. If the guest cancels less than one thirty (30) days before the booking date there will be a complete loss of all monies paid. You are booking with a provider that charges us 4% of the total reservation fee even if you cancel your booking instantly. If you accept this reservation and choose to cancel even a minute later for any reason, 4% of the entire payment will not be refunded to you, regardless of the cancellation policy.

Property Highlights: Brand New Wood-Fired Sauna & Firepit 6-Person Hot Tub 4 Bedrooms & 2.5 Bathrooms Muskoka Room with Fire Table & Outdoor Deck Games Room Pet Friendly IMPORTANT INFORMATION FOR YOUR STAY Please read the following details carefully before booking our cottage to be able to enjoy the place to the fullest Pre-Check and Safety: The primary guest will need to complete a Pre Check-in Rental Information Form on behalf of the group. This includes providing the ages of all guests, a full guest list, and a photo ID of primary renter to comply with the Lake of Bays STR Bylaws. The primary guest will also be required to sign a form upon arrival as we are a registered STR. PETS: We allow pets at Hill Top Haven. We allow one dog, that needs to be potty trained and all dog feces needs to be picked up. Any additional animals need to be approved and disclosed. Any additional pets will be charged at $150/per pet if found. Please disclose any service animals upon booking so we can accommodate additional time for our cleaner. PESTS/SMALL ANIMALS: Please note that this property is located in cottage country so mosquitoes, flies, and in rare cases, small wild animals (including turkeys, field mice, foxes, deer, etc.) could be seen in the area. We have taken preventative measures to ensure these pests do not enter the cottage but cannot guarantee that they enter the property. We ask that windows and doors should be closed when not in use to prevent pests from entering the cottage. Minor Construction: Our cottage is newly built and sits atop a hill overlooking the lake and the rest of the community. You may see some construction equipment on the way to the cottage and may hear distant construction noises from the other side of the hill during the afternoon. We have equipped the home with noise-proof windows and local laws ensure no construction during evenings and sleeping hours. You can be assured that your state will be peaceful. Power Outages: Rare occurrence possible during severe weather. Typically, outages last a few hours, with the longest being a day. Please inform us if this occurs, and we will assist you promptly. Winter: Our private driveway is shoveled during winter, and the main road is plowed by the city. However, unpredictable Muskoka weather means you might need to shovel or use a snowblower. Be prepared for varying snow levels. Other Things to Note: Our hilltop location offers an amazing lake view but also has a steep drop. Please exercise caution when walking outside and watching your children. We are not directly on a lake access. Huntsville is a vibrant town known for its natural beauty,local arts scene, and outdoor activities. Explore the nearby Algonquin Provincial Park, take a scenic drive to Arrowhead Provincial Park, or enjoy local dining and shopping in downtown Huntsville—all just a short drive from Fairy Lake Beach House. The area offers a delightful mix of adventure and relaxation for a memorable getaway. For winter we are a short distance from Hidden Valley Ski Resort, numerous snowmobile trails and ice skating rinks! – Metro Grocery Store (18-minute drive) – LCBO (18-minute drive) – Algonquin Outfitters (15-minute drive) Perfect for outdoor gear, canoe and kayak rentals, and anything you need for an adventure. – Lions Lookout (22-minute drive) – Grandview Golf Club (16-minute drive) – Hidden Valley Highlands Ski Area (15-minute drive) – Treetop Trekking Huntsville (13-minute drive) – Restaurants (15 – 20 minute drive) – Muskoka Heritage Place (20-minute drive) A family-friendly attraction showcasing the history of the Muskoka region, including a museum, pioneer village, and the Portage Flyer Train. – Arrowhead Provincial Park (22-minute drive) – Algonquin Provincial Park (30 – minute drive) Guest access: The entire cottage will be available. There will be a couple locked cabinets that have our hosting items. Please do not use anything if they are open. They have labels. Other things to note Located on hilltop with an amazing valley view, and an unfortunately steep drop. Be careful when walking outside. Transit: Huntsville Transit operates a bus service with three routes covering key areas in town, including the downtown core, healthcare facilities, shopping centers, and some residential neighborhoods. However, if guests plan to explore areas like Dwight, Algonquin or attractions outside the downtown, having a car is highly recommended. Public transit in Huntsville is primarily geared towards essential travel within town rather than reaching more remote areas or major attractions like Algonquin Park. Taxis and ride-share services like Uber may also be available, but availability could be limited. House Manual: **Noise:** – We kindly ask that you keep in mind that noise travels easily over in our neighborhood. To ensure a peaceful environment, we request that no amplified music be played outside. However, inside the house, you are welcome to enjoy music as loud as you want, following the noise by laws. – Please ensure no loud music after 10 PM to stay within the noise Bylaws of the township. **Bathrooms and Laundry:** – Please note that our property has a septic system, so only toilet paper should be flushed. – Do not flush any other items, such as tampons or sanitary products. Any clogged toilets will be charged a plumbing fee. – The medicine cabinet is located in the main floor pantry area and is stocked with basic first aid supplies. **Hot Tub:** – The hot tub will be pre-heated and pre-set for your exclusive use. – After each use,please remember to close and lock the lid to maintain proper conditions and cleanliness. – Absolutely no alcohol or food should be spilled in the hot tub. – Absolutely no dirt should be allowed to get into the hot tub, as it will clog the pumps. We have provided a skimming net to remove and debris or vegetation that may fall into the tub. **Open Air Burning:** – To ensure safety, all fires must be confined to the designated firepits our property. – Always keep a close eye on the campfire and never leave it unattended. – Once done enjoying the campfire, fully extinguish the flames and embers by using a bucket of water to douse the fire and make sure it is completely out before leaving the area. – Please be mindful of local burning laws and recommendations. Currently, campfires are permitted between the hours of 6:00 PM and 8:00 AM. We kindly ask that you respect these designated hours.
